What a Bronx Driveway or Lot Actually Needs

Asphalt fails for the same few reasons almost every time: a sub-base that was never properly compacted, drainage that pools instead of running off, or a surface course laid too thin for what drives over it. We grade for water before we pave over it, and we build the base to hold up under real weight, not just look good the day we leave.

Paving Services We Provide

We cover the full range of asphalt work across Bronx, NY, from single driveways to full commercial lots.

  • New asphalt installation covers driveways, parking lots, and access roads, built from the sub-base up rather than poured over whatever’s already there.
  • Existing asphalt that’s worn but structurally sound is a good candidate for resurfacing, or an overlay, a new surface course laid over the old one instead of removing and rebuilding the entire pavement section.
  • Milling and repaving removes the top layer of damaged asphalt down to a stable base, then rebuilds the surface fresh. We call for this when the base has held up but the top layer hasn’t.
  • Potholes and cracked sections don’t always need a full repave. Pothole repair and patching fixes the damaged area directly, on its own timeline, without touching the rest of the surface.
  • Once the asphalt’s down, sealcoating and striping protect it from water and UV damage and mark out parking spaces, fire lanes, or ADA-compliant layouts where required.
  • Every paving job starts below the surface. Sub-base preparation and grading sets the compaction and slope that everything else depends on. Skip this step and the surface will look fine for a season, then start failing from underneath where you can’t see it.

Driveways vs. Parking Lots in Bronx, NY

A driveway for a 1-to-3 family home typically runs 2 to 3 inches of asphalt over a properly compacted base, enough for daily vehicle traffic without the depth a commercial site needs.

Parking lots and access drives for multi-family or commercial properties carry a different load and a different set of requirements: ADA-compliant striping, accessible parking layout, and drainage grading so water moves off the lot instead of pooling across it. Property managers handling larger paving projects can see our full scope on the commercial construction services page.

How the Job Gets Done

A paving project runs through five stages, in roughly this order:

  1. Site assessment and grading evaluation. We check drainage, existing conditions, and what the sub-base can support.
  2. Excavation and sub-base prep. Old material comes out, new base goes in, compacted to spec.
  3. Asphalt installation. Binder course first, surface course on top.
  4. Compaction and curing. The surface needs time to set before it’s ready for use.
  5. Striping and sealcoating, where the project calls for it.

Asphalt needs temperatures above roughly 50°F to cure properly, which puts the best paving window in NYC somewhere between late spring and fall. We’ll tell you where your timeline falls during the site visit.

Paving Cost in Bronx, NY

Square footage and job type set the price, not a flat per-job rate, so a small patch and a full parking lot land in very different places. Sub-base condition and drainage needs factor in too, along with whether the job is new installation, resurfacing, or repair. We give you a written estimate after seeing the site, not a flat rate over the phone. Estimates are free with no obligation, so there’s no downside to finding out your real number.

site, check the drainage and base, and give you a real number before any work starts.

FAQ

Late spring through fall. Once temps hold above about 50°F, the asphalt cures the way it's supposed to, push the job into a cold stretch and you're rolling the dice on how well it sets.

Foot traffic, a day or two. Vehicle traffic needs longer, full cure can run several weeks depending on weather and mix, we'll confirm the exact timing once we see your job.

Both, and honestly most jobs only need patching. We only recommend a full repave once the base itself has given out.

We stripe every commercial lot we pave, ADA-compliant layouts, accessible spaces, fire lanes, whatever the property needs to pass inspection.

15 to 20 years, if the base was built right and you keep up basic maintenance. Skip the maintenance and that number drops fast.
